If you've been watching the Grand Forks market from the sidelines, here's what you need to know heading into summer: this market is not cooling down — it's speeding up.
In May 2026, 59 homes closed in the Grand Forks and East Grand Forks area. That's nearly double the number we saw just three months ago in February. And homes are going under contract faster with each passing month. The data tells a clear story — and whether you're buying or selling, it matters.
What the Numbers Are Telling Us
Here's what the local MLS data shows for May 2026:
- Closed Sales: 59 — up from 51 in April, 47 in March, and 30 in February
- Median Sold Price: $305,000
- Average Sold Price: $323,865
- Median Days on Market: 44 days — down from 72 days in February (cut nearly in half)
- Sale Price vs. List Price: 99.1% — homes are selling at essentially asking price
- Median Home Size: 2,096 sq ft
- 12-Month Median Sale Price: $303,750

The Story Behind the Numbers
The headline here isn't just that homes are selling — it's how fast things are moving. Back in February, the median days on market was 72 days. By May, it had dropped to 44 days. That's a 39% drop in just four months.
At the same time, the number of closings has nearly doubled — from 30 in February to 59 in May. More buyers are active. More sellers are getting to the table. And homes are selling at 99.1% of list price, which means sellers are getting what they're asking for.
This is what a strengthening summer market looks like.
What This Means If You're a SELLER
The data is working in your favor. Here's why:
The market is moving faster now than at any point this year. Homes are selling in a median of 44 days — and that trend is still pointing down. Buyers are active, motivated, and they're paying asking price. If you've been waiting for the "right time" to list, the right time is now.
South Grand Forks continues to be the most active submarket — 68% of all closings in May were on the south side. If your home is in that area, competition for your buyers is real.
The key is pricing right from day one. With homes selling at 99.1% of list price, correctly-priced homes are moving without significant discounts. Homes that sit do so because of pricing, not lack of buyers.

What This Means If You're a BUYER
The good news: transaction volume is up, which means more listings are coming to market. More choices for you.
The challenge: with homes moving in a median of 44 days, you can't afford to take your time once you find the right one. And with homes selling at 99.1% of list, lowball offers aren't getting traction in this market.
Here's what I tell every buyer heading into summer:
- Get pre-approved first. You can't make a competitive offer without it — and in this market, you need to be ready to move the same day you see a home you love.
- Know your priorities. Identify your must-haves vs. nice-to-haves before you start shopping. Flexibility wins.
- Trust your agent. Having someone who knows the neighborhoods, the inventory, and the process makes all the difference when things move fast.

The Bottom Line
59 homes closed in May. DOM cut nearly in half since February. Homes selling at asking price. The Grand Forks summer market is not waiting around — and neither should you.
